Jerry Jones CPA
Wouldn’t it be nice to have a CPA that you deal directly with, that knows the Self Storage business, that works in all 50 states and is there for you when you need him?
Following construction and 2 years of operating my self storage facility, I had become uneasy with my previous accountant’s fees and related IRS filings. My search for alternatives led me to Jerry. His knowledge of the storage business resulted in significant savings that had not been taken advantage of by my previous accountant. Now I can feel comfortable by giving Jerry a call on small considerations, as well as major financial planning. For business or personal financing I highly recommend Jerry to all of my customers and friends.

Nervous About the New Tax Laws?

Jerry Jones, The Self-Storage CPA, has been continually staying up-to-date on not only the latest tax laws but specifically the tax laws related to Self-Storage facilities. He works closely with owners and/or property managers to ensure proper bookkeeping procedures are followed for the best cash flow and tax savings.  He does not farm out his work, all work is done by him personally.

The Self-Storage CPA works with self-storage facilities in all 50 states and gives his self-storage clients top priority during tax season to ensure all tax returns are done on time, and all K-1’s have been mailed to partners/member no later than March 15th.

Schedule C vs. Schedule E

Has your tax preparer been telling you that a self-storage business should go on a Schedule C, which causes you to pay self-employment taxes on rental income?  WRONG!  Self-storage is considered a rental business and should be on the Schedule E, saving you those dreaded self-employment taxes.

Has your tax preparer talked to you about the differences between “normal” depreciation and cost segregation?

If you are using “normal” depreciation, maybe there are changes you can make.  Jerry can discuss with you how to save thousands of dollars in taxes and be able to invest those savings back into your facility.

Do you know the difference between improvements and repairs? Has your tax preparer talked to you about how those laws have changed?

If your tax preparer has not spoken with you about the Final Tangible Property Regulations that came out last year, then give Jerry a call! The tax code has guidelines defining what is an improvement and what is a repair and they are very specific. Let Jerry work with you to ensure you are filing properly and receiving all the tax deductions available to you.

Jerry Jones has been a certified public accountant for over 45 years and has been specializing in working with self-storage facilities for the past 30. He has designed custom monthly management reports to ensure that owners of self-storage facilities have a better handle on cash flow and expenses on a monthly basis, especially for those of you with multiply locations.  From operation issues to tax issues to finance issues nobody knows the self-storage business like he does.  Isn’t it time to change and work with somebody that understands your business???
